It is very easy for general contractors and building owners to see the progress of building finishes, such as ceiling grid and tiles, paint on walls, carpet, wall switches, cabinets, etc.  However, it is not as easy to understand the level of effort and durations needed for work above ceilings, behind walls, and in mechanical and electrical rooms that need to be completed before the finishing process is allowed to begin.  Improper sequencing of work can yield significant delays, cost overruns, trade conflicts, dissatisfied owners, and in some cases, litigation.

We utilize basic communication and planning skills to "back-in" to the steps and durations required to be completed prior to covering up these often forgotten but important systems.  We work with the contracting team and schedulers to understand the milestones that need to be met before our work can start, and to properly sequence the work to maximize construction efficiency.

The continuing trend of building owners hiring third party commissioning agents can further complicate the overall project completion and turnover dates.  We help the team understand the importance of the commissioning process and the link between system start-up, check-out, balancing and commissioning agent testing process to create synergies that minimize deadline surprises and missed turnover dates.
